A development of 21 new flats in two buildings, for elderly residents for the Trustees of Morden College. The project involved the conversion of an existing three storey building, requiring facade retention and underpinning , with the internal structure completely rebuilt in reinforced concrete frame.

The second building is constructed in traditional materials with load-bearing masonry and pre-cast concrete hollowcore floors, and timber and steel framed mansard roof. Existing foundations from previous buildings were integrated into the scheme following verification of their load capacity by investigation.
